Our Beginning

In April 1982, a partner in the Grande Woods Park in Rio Grande, made a proposal to Lower Township to construct a trailer park at our location. This was refused by the Township. He returned with a senior citizen Condominium concept. Purchasers would have to be 52 years of age or older, no one could reside in the park under the age of 18.

The developer asked that the two front lots be deeded to the developing company. The Township stipulated that the two lots would be part of the common grounds of the association, further, each homeowner would own his/her lot as well as the home.

They drafted the large multipage proposal given to each purchaser. This document had to be complete for its approval by the NJ Department of Community affairs that oversees all Condos in the state. We were described as a Non-Profit Corporation so filed with the state of New Jersey. 

In a Condo operation five trustees are appointed by the developer. At 25% of sales he drops a trustee and the residents elect one. At 50% the residents elect two trustees, at 75% of sales the residents elect four trustees, in effect giving the residents control.

The four resident trustees took office in 1987. Since that time the Bayshore Woods Condominium Association has had a five-member Board of Trustees with a Treasurer and Secretary. The Board meets bi-monthly with General Meetings for all the owners being held three times per year.

Since its inception Bayshore Woods Condominium Association has been a desirable location for senior citizens.
